Taking possession of your new flat is an exciting milestone, but it's also the last chance to catch any issues before you officially accept the property. A thorough inspection at this stage can save you from costly repairs and disputes later. Here is a complete, easy-to-follow checklist to guide you through the process.
Once you take possession and sign the handover documents, it becomes harder to hold the builder responsible for defects that were already there. A careful inspection protects your investment and gives you the chance to flag issues while the builder is still obligated to fix them. Even if the flat looks perfect at first glance, a detailed walkthrough often reveals small problems that are easy to miss in a quick visit.
Before you even step into the flat, make sure the paperwork is in order. Check that the occupancy certificate is issued, since this confirms the building is legally fit for habitation. Verify that the carpet area matches what was promised in your agreement, and ask for a copy of the approved building plan. Confirm that property tax records, khata and other municipal documents are ready to be transferred into your name, and keep copies of all payment receipts for your records.
Walk through every room and look closely at the walls and ceiling for cracks, dampness or uneven patches. Dampness near the ceiling, especially on the top floor, can indicate a waterproofing issue that is much easier to fix before you move in your furniture. Check that the flooring is level, with no loose or hollow-sounding tiles, and look closely at the finishing near corners and skirting for gaps or poor workmanship.
Open and close every door and window to check for smooth movement, proper alignment and secure locks. Check that window seals are intact, with no gaps that could let in rain or dust. Make sure the main door lock, including any additional safety locks, works properly, and that door handles and hinges are sturdy.
Test every switch, socket and light point in each room to confirm they are working correctly. Check the main distribution board for proper labelling and make sure all circuit breakers function as expected. Confirm that the number of power points matches what was promised, especially in the kitchen and bedrooms, where multiple appliances will need connections. If the project includes reticulated gas or specific power backup features, confirm these are active and working as described.
Turn on every tap in the kitchen and bathrooms to check water pressure and look for leaks under sinks and around pipe joints. Flush all toilets to confirm proper drainage, and check that geysers, if provided, heat water correctly. Ask about the source of water supply, whether it's municipal, borewell, or both, and confirm the overhead or underground tank is clean and functioning.
Don't limit your inspection to just your flat. Check the lifts for smooth operation and proper safety features, and walk through the lobby, staircases and corridors to assess cleanliness and finishing quality. If the project includes amenities like a gym, garden, children's play area or a clubhouse, visit these spaces too, and confirm they match what was promised in the brochure. Check the parking area, including whether your allotted spot is clearly marked and easily accessible.
Confirm that fire safety equipment, such as extinguishers and smoke detectors, are installed and functioning. Check CCTV coverage in common areas and ask about the security arrangement, including whether there is 24x7 staffing. Verify that emergency exits and staircases are clearly marked and unobstructed.
As you go through each of these checks, note down every issue you find, no matter how small, in a written snag list. Share this list with the builder and get a clear timeline for repairs before you take final possession. It helps to take photos or videos of any defects as proof, especially for issues that may not be immediately visible, like minor dampness or loose fittings.

Safety: Verify fire equipment, CCTV, and emergency exits.
It's natural to feel excited about your new home, but take your time during this inspection. Visit during the day to check natural light and ventilation, and if possible, revisit at a different time to notice anything you may have missed. Only sign the final possession documents once you're satisfied that all issues on your snag list have been addressed or formally acknowledged by the builder.
